Choose the Right Contractor

Price is very important when considering who to hire, but it is not the end all. Here are other important factors to consider.

GET RECOMMENDATIONS

If you see a remodel you like in a friend or neighbors house, see if they have the contractors information. Avoid asking for recommendations that go something like, “I am looking for someone who is cheap but does good work.” Cheap is cheap. If you want quality, pay for quality.

MEET FACE TO FACE

Your Contractor should be able to answer your questions satisfactorily and in a manner that puts you at ease. It’s crucial that you can communicate well as you are trying to share a vision, and they will be in your home for hours a time. Communication is key!

EVALUATING THE BID

Besides the final number given, you need to consider the quality of the materials quoted, and if the bid includes all items you are expecting. If you are looking at $4 a sqft material but the bid covers for only $1, thats a problem. Either they don’t see the vision, or they are hiding cost to score the job. Another common issue is leaving out items like appliances, so when they are remodeling the kitchen and you expect them to put in the range, the cost of the range wasn’t bid into the proposal. Make sure to evaluate all these items and make sure they see the vision before signing the papers.

GET IT IN WRITING

If it isn’t in writing, then it isn’t legal. Make sure all items you have spoken about are in the bid and in the contract. Make sure that the pay schedule and mediation methods are in the contract. If there are any issues, or important items spoken of in person or on the phone, make sure to get an email written so there is record of the important items.

EXPECT TO WAIT

The best contractors are busy contractors. Expect to wait a few days for them to come meet for a consultation.=. If they will drop everything to meet you, they will leave your job site to visit someone else in the future. You should also expect to wait before your job gets on the schedule. If your remodel isn’t an emergency, then waiting for someone up to 6 months is worth it, if they see your vision.

VERIFY BUSINESS DOC’S

Make sure that all the proper documentation is up to date for your contractor. The most important documents to consider are CCB#, Insurance coverage and bonding.

DON’T MAKE THE FINAL PAYMENT TILL 100% COMPLETE

Contractors are notorious for finishing most of the job and moving on before they get the final details completed. Don’t make the final payment till you are completely satisfied.
