Frequently Asked Questions

ARE YOU STATE LICENSED?

YES. We are a properly licensed contractor company in Oregon State. CCB#219077

ARE YOU INSURED?

Yes. We have worker’s compensation, builder’s risk, general liability insurance, and a Bond. This is something any contractor should be willing and able to supply, but many cannot.

ARE ESTIMATES FREE?

On small jobs (flooring, tiling, siding, windows), we can provide a free bid. If there is unseen additional work needed once the job gets started (dry-rot etc) then that will be address and added. On larger projects, your consultation is free and we can give you ball park numbers, but there are too many variable for a true estimate and bid.

Please read the Envision Process to better understand.

WHAT IF YOUR BID IS TOO HIGH?

The easiest way to cut costs is to select less expensive finishes. There are plenty that look great and don’t break the bank. Prioritize the important items. Do you want the high end gas stove, or the special import granite?

HOW MUCH WILL MY PROJECT COST?

Renovation costs are usually more than new construction costs. Dealing with existing conditions and working around people living in the home, means that there will be extra costs to work within these situations.

Investment amounts in recent experience (for well designed, well-built projects):

Kitchen remodels: $75K–$100K, plus appliances

Master bath remodels: $60K–$90K

Master suite additions: $175K–$250K

Whole home renovations / expansions: $500K–$1M

DO YOU ACCEPT CREDIT CARDS?

This is 2021…. Of course we do!

WHAT ARE MY FINANCING OPTIONS?

Besides the typical cash and credit options, there are HELOC’s which can pull up to 80% of your home value, and Home Improvement Loans which can pull 90%.

WHAT IS THE KITCHEN TRIANGLE?

The idea is to create an efficient work triangle where the cook is not using too many steps and inefficient motions.

WILL I BE SELECTING ACTUAL PRODUCTS FOR MY PROJECT?

Yes, unless you do not want to. We can provide direction and purchase the materials you select, or we can do the selection for you.

WHAT IF I GO THROUGH THE DESIGN PROCESS BUT DECIDE NOT TO MOVE FORWARD?

Clients sometimes change their life situations and decide they do not want to remodel or build. In that case, the design fee is not refunded and the drawings can not be used due to insurance liability reasons.

WHAT ARE CHANGE ORDERS?

If a homeowner wants to make a change (or an unseen issue arises after demo), we will write up the change order with a bid, and present it to the homeowner for signing. Once it is signed, we can move forward with the changes.
